Why Moseley, VA Home Values Are RisingFor nearly ten years, people across the world have observed local real estate markets struggle. That includes residents in Virginia. But if you’re one of the Virginians who has been waiting for the right time to consider buying – and selling – a home again then you’re probably paying attention to real estate.

It’s no secret that people are regaining the confidence to buy homes and certain areas are taking off, with some areas already leaning towards sellers’ markets.

Among the areas that are trending upward right now is the Moseley area and Chesterfield County. 

What Are The Current Home Value Trends?

As the city of Richmond continues to gain recognition as a great place in the US to live and work, suburbs like Chesterfield County are also experiencing growth.

For Chesterfield County, as a whole, home prices have risen from a median value of $286,000 in 2014 to $338,000 in May of 2017.

In Moseley, the median home value estimate has risen by 5.6% in the past 12 months and it’s anticipated to rise another 3.6% over the next year.

For a comparison, here’s how home values in some of the surrounding areas are expected to grow over the next year:

  • North Chesterfield – 2.6% increase
  • Midlothian – 3.1% increase
  • Bon Air – 2.9% increase
  • Richmond City – 2.8% increase
  • Chester – 2.6% increase

Why Moseley Home Values Are Projected To Rise So Much

In a Chesterfield Observer article, Craig Toalson, CEO of the Home Building Association of Richmond, stated that “the new home communities in Chesterfield boast first-class amenities, authentic architecture and low maintenance options,” going on to say that, “many are large master-planned communities with a wide range of housing types that can accommodate every buyer and generation.”

The article continued to acknowledge the growth in Chesterfield, as a whole, with this statement: “Following several years of decline, the overall value of residential property in Chesterfield rose for the fourth consecutive year in 2016. According to the county’s real estate assessor, the average single-family home has recouped most of the equity lost during the collapse of the housing market; it currently is assessed at approximately 97 percent of its 2008 value.”

One of the main growth areas of Chesterfield is Moseley. Aside from the numbers that indicate higher residential real estate growth in the area, companies are also starting to eye Moseley. Just one example is Piedmont Hops, which has set up shop in Moseley, supplying beer makers with high quality, organic hops.

Moseley Offers Great Accessibility

One of the most attractive qualities of the Moseley area is its location and proximity to places nearby. If you want to live in a peaceful, beautiful area but still have easy access to shopping, restaurants and more, Moseley really is hard to beat.

Staying nearby, it’s just a quick trip to plenty of grocery stores, restaurants, movie theaters, and even attractions like the Richmond Metro Zoo and a number of golf courses.

If you want to venture away from the Midlothian and Chesterfield area, that’s easy too – multiple main roads and highways run nearby Moseley, so you can hit Powhite Parkway to get to Richmond, take 360 toward Amelia, hop on 288 for Chester or 60 to nearby Powhatan.

Moseley’s incredible accessibility is one of the main reasons people are noticing the area. It’s great for just about any person or family, whether you need to commute to the city every day for work or you travel a lot and need quick access to highways for your busy days on the road.

Find The Perfect Price Range In Moseley

The incredible location of Moseley also comes with great price tags. Because it’s further out from the city and most “major suburbs”, you tend to get more bang for your buck with real estate prices. But that doesn’t mean you can’t have a luxurious home in Moseley; in fact, it’s quite the contrary. As Toalson mentioned, there are a wide range of home options in Moseley and that’s what makes it special.

Another reason people love the area is the communities that are formed there. Although there are plenty of options that provide seclusion or provide a neighborhood without the “community feel”, many residents appreciate the ability to get to know the people around them and enjoy a sense of community without having to share walls with neighbors.
